The full house is exclusively for you and your guests during your reservation. It is not shared with other people during your stay.

Just 20 minutes to downtown. Public transit nearby (bus, and bus going to metro).
With multiple restaurants, that offer a wide variety of Montreal style mom and pop dining nearby at a walking distance or for delivery, you will never run out of options for some scrumptious food!
Take your kids to Sunnybrooke Park with huge fun water system or reserve a tennis court at Parc de Roxboro.
Walk along the nearby River, and see the nearby parks on the water's edge like the gorgeous sunset by Marina Port De Plaisance or take a cruise across the river, you are guaranteed to have a fantastic getaway experience in this prime, select neighborhood.
Only a 20 minute drive from downtown Montreal!
15 minutes to and from the Airport.
There are public transit options right nearby as well.
So you can also opt for a convenient bus ride from Cote Vertu Metro Station and walk only 5 minutes to get to the property. Little hassle of having to drag around your luggage!

Parking can fit 3 regular cars or up to two larger vehicles like Mini Vans.

Because this is a big home, when it is possible I am happy to offer early Check-in times, but I cannot guarantee it if I have a guest the night before your arrival. The housekeepers might need the full time for cleaning. We always try our best for you! :)

You are invited to come rest, be comfortable and safe while you visit, that is the expected use of my place and our agreement of the reservation. Please be sure everyone arriving is aware of the rules. I want you to have a great time, easy and comfortable, with no incidents during your stay.
DAMAGES
You are responsible for any damages to property, furniture, or structure caused during your stay, and you are responsible for the amount to fix the issue. Please respect and care for my things while you are there.
UNDECLARED GUEST & NO ANIMALS
All people coming to the property, including visitors not sleeping there, must be declared in your reservation’s number of guests.
Any undeclared, additional people, even for short visits, will result in extra additional cleaning services paid by you. Ask me before check-in about exceptions to avoid issues. No animals are permitted, without compromise, this is a severe and serious health concern for me.
NO SMOKING INDOORS
No smoking indoors. Outdoors only! Smoking in my place will result in cleaning services cost to you. This includes all indoor areas (Stairs, hallways, bathrooms, etc).
PARTIES
No parties allowed in the apartment, this is not a replacement for a bar or club. You will lose your full reservation immediately without refund. Also you will be responsible to pay for all extra cleaning and security services required to handle your group.
NOISE COMPLAINTS
There can never be extreme noise from your group. Please keep from yelling and screaming indoors, in the yard, in the pool. Noise after 10:00 PM is not acceptable, at no time should there be loud disturbances at the house. If there are noise complaints you lose your right to stay here, without refund, (same as parties applies to noise complaints).
MISSING CHECK-OUT TIME
I send you multiple reminders to help you with your trip. The checkout time is 11:00 AM. If you fail to checkout by 11:00 AM without my confirmation ahead of time then you will be charged an to pay the cleaners’ time waiting on you (45$ per hour).
SELF CHECK-IN RESERVATION
I send you the easy instructions and some useful info the day before your arrival (or same day, if this is a same day booking). I am not guaranteed available after 12am, so ask questions ahead of time, I am quick to reply first thing the next morning. The instructions are step by step to make it easy for you and include other information like address, wifi, etc. You are responsible to read the full instructions and the rules to take care of the property.
KEEP WINDOWS & DOORS CLOSED/LOCKED
Windows and door, to be closed immediately when raining/snowing/etc to avoid damage to the building and furniture. Always close all windows and close/lock all the door(s) when you leave. WINTER: Do not open the windows for more than 5 minutes as the very low temperature can cause major damage quickly.
NO STAINS & DON'T REMOVE MAKEUP WITH TOWELS
If you ruin any fabrics, or towels, or remove makeup with towels you will be charged $20/piece, bed sheets 100$ for replacement. Mattresses found soiled need to be replaced, you will be charged responsible.
LONG RESERVATIONS & SUPPLIES
I provide basic supplies for your first week or a bit longer so you can get settled. For longer reservations you should buy more of these items for yourself after the initial supply is finished. For bedding and towels you can use laundry in the building (Extra Cleaning Service are available at extra cleaning fee, ask for details).
CLEANING FEES
Cleaning fees cover regular use of the apartment, eating, sleeping, relaxing. Any behavior to cause extra or deep cleaning required to restore the property will be charged to you (smoke odors, vomit, stained fabrics, unapprove animals, etc.).
RESERVATION AGREEMENT
Your reservation at my place is an explicit agreement that you are aware and accept these rules, the cancellation policy, and Airbnb rules and policies, without exception.
EMERGENCY ACCESS
Based on regulations, the building management has the right to access property at any time. Of course only in the case of emergencies or urgent repairs. Additionally I have the right to access the unit for important repairs or urgent maintenance, again, you are notified ahead of time (this type of access required is indeed very rare).
