The lot is 4 acres with 1000 ft. frontage on Black Point Beach - a large, privately owned, clean, white sandy beach on the warm waters of the Northumberland Strait, (known to be the warmest waters north of the Carolinas). The water is shallow, with a clean, sandy bottom. The home and surrounding property is very private and almost completely surrounded by water.
The main house is 2400 square feet on two levels (the self-enclosed basement level apt. & garage are used & occupied by the property caretaker and are not included in your rental), with a 24x10 screened room and open deck facing the beach. The screened porch has seating for 6+ & Polywood dining table for 6+. The open deck has a round Polywood picnic table with seating for 8+. The kitchen and dining area is fully equipped for cooking and stocked with spices, oils, vinegars, baking, condiments, coffee, tea, paper products, etc.. The custom solid cherry dining table is 10 ft. long, seating 10 with top quality table linens. Mattresses, bed linens and towels are new and top quality. We meticulously clean and maintain the home. The home is warm, comfortable and very special.
There is plenty to do on the property if you like to cook, entertain family and friends, sunbathe, kayak, swim, walk, cycle, etc.. There are 12+ large beach towels, beach blanket, 4 loungers, 4 beach chairs, beach umbrella, 4 adult and 1 youth sea kayaks with paddles and life jackets, 1 canoe, 4 adult sized mountain bikes & 1 child bike and 5 adjustable helmets.
We have a waiver of liability for the adults in your party to sign before your arrival with respect to risk of injury or death from the use of kayaks, canoe, bikes, swimming, and use of the home and property.
* basic kayak instruction and safety is available upon request by the caretaker at no additional fee.
* let us know the number and size of mountain bikes you require and if we do not already have sufficient number and size on site, we will work with you to acquire them.
* for winter, minimum 28 nights with a $2,500 deposit.

* concierge services and housekeeping are available in the summer upon request for additional fees.
Our house rules: primary renter must be 25 or older, no smoking, no parties or events, pets permitted.
Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel after that point, they will not get a refund.

There are young children and other dogs in the area during the summer months so your dog must get along with other dogs and children. Your dog(s) must be accompanied by you outside at all times and you can not leave your pet(s) in the house alone unless in a crate. We have a tie out in the yard. You must pick up after your dog(s) do their business.
